Public hearing for Lynbrook apartments, parking garage proposal set for Monday

Lynbrook Mayor Alan Beach and the board of trustees are hosting a public hearing on Oct. 1 at 8 p.m. at Village Hall regarding an application by Tewilliger and Bartone Properties, LLC to build a 200-unit apartment complex known as The Cornerstone at Lynbrook.
The proposed complex would be built at 14 St. James Place and municipal parking lot 8, in walking distance of the downtown stores and restaurants. The Cornerstone will incorporate sophisticated and modern design that will be rich in amenities, which includes indoor parking. The project will also feature a courtyard and rooftop patio for residents, a clubroom featuring a fireplace, pool table and reading area and an on-site management team to provide support services to residents.
According to the application filed with the village, the apartments will provide many luxuries. Units will be pet-friendly and have large floor plans. Hard surface flooring, granite countertops, stainless steel appliances, free Wi-Fi, a washer/dryer within the unit and dishwashers will also be available. The Cornerstone uses a key fob entrance and provides a virtual entrance system for visitors.
The proposal also includes the construction of a parking garage on top of what is now municipal parking lot 3, near the Lynbrook Long Island Rail Road station. The proposal would provide about 275 additional parking spaces, resulting in a net gain of 125 new spaces for commuters and shoppers.
The estimated tax revenue generated is approximately $500,000 to School District 20 and the town, county, and village escalating annually per a payment in lieu of taxes, or PILOT, agreement.

The Cornerstone would be located in Lynbrook’s downtown arts and cultural district, capitalizing on Lynbrook’s thriving community and increasing the potential business to the local shops and restaurants.
Beach said he welcomes those who have questions or comments about the project to Monday’s meeting.
