Q - Both my residential and commercial property is on the South Shore and the neighborhood suffered Superstorm damage.  Although my property was not physically damaged there are still damaged sidewalks and closed stores.  Should my taxes be decreased?

A -  The answer is maybe, as all property in Nassau, residential and commercial are valued each year based on its condition as of each January 1st. Properties that have decreased market values should have reduced  tax assessments.  However, if you did not file a protest last year it is too late to complain when the tax bill comes.  The protest period for the 2013 taxes was January 1, 2012.  Be sure to have your new tax assessment checked  during the upcoming protest period which starts January 2013 for the school tax bill you will receive in October 2014.  If the property is in a Village the assessment has to be separately protested; possibly at an earlier date .
