Q: I recently received a letter in the mail regarding my STAR tax exemption, and I do not understand. If I already have the STAR tax exemption on my home and also received an assessment reduction last year, why do I have to apply again?

A: Please be aware that everyone is starting the 2014 year with no STAR exemption. That means that everyone has to apply now, before December 31, 2013. The allowed ratio of assessment to market value changes this year even though the Nassau website still shows old ratios from 4 years ago. Even if your property was assessed correctly in the past, with the new lower ratio and changes in market value for many neighborhoods, it is prudent to have the new January 2014 assessment checked.
