Island Park debates tax break for Ocean Avenue Marina project

Island Park residents are pushing back against a 20-year PILOT agreement for the Ocean Avenue Marina project. Developer John Vitale plans to transform a 3.58-acre site on Waterfront Boulevard into a 117-unit luxury apartment complex. Opponents argue the lengthy tax break would exacerbate financial challenges stemming from the 2022 LIPA tax settlement, which has already reduced the district’s tax base by 45%.
