First tenants begin moving into the Superblock’s Breeze

The Superblock project, which has filled seaside lots that have been empty for 40 years, was partially completed late last year, and new residents are moving in sooner than expected. Work on an apartment building called the Breeze, one of three buildings under construction, was finished before two buildings of condominiums.

Steven Krieger, a principal at the Garden City-based developer Engel Burman, now known as B2K, announced last year that the apartment building, which has 238 rental units, would be completed by the end of 2023.

Previously, Engel Burman had said only that the entire $369 million project — the largest single development in the city’s history — would be finished by late this year.

“Long Beach is an incredible oceanfront community and The Breeze offers our tenants a lifestyle that is simply not available anywhere else in the region,” Krieger said in a release.

The first tenants began moving into the Breeze, at 180 Boardwalk, between Long Beach and Riverside boulevards, on Feb. 7. The goal is to have all of the apartments filled by the end of the year.

The Breeze offers studio, one-bedroom, and two-bedroom rental units. Studios are being offered for $3,140 per month; one-bedrooms, $4,370; and two-bedrooms, $5,400.

The apartments feature wide plank flooring, designer window treatments, customizable closets and a double vanity in the primary bathroom. The chef-inspired kitchens boast maple cabinets, Silestone countertops, and energy-efficient appliances such as stainless-steel refrigerators and full console dishwashers. There are also in-unit washers and dryers.

There are also 30 affordable housing units in the building. They rent for $2,100 per month for a studio, $2,463 for a one-bedroom and $3,078 for a two-bedroom.

The Long Island Housing Partnership offered the affordable housing units through a lottery. There were over 700 applicants, and the lottery was held a few weeks ago.

In addition to a 24-hour concierge, the Breeze will offer smart-home technology ranging from keyless building entry, using smartphones, to programmable thermostats.

“We sought to create award-winning rental residences that introduce incomparable features with a location that celebrates its oceanfront venue,” David Burman, a principal at B2K, said in a statement. “There is literally no other address anywhere in the New York metropolitan area that has this synergy of location, design, amenities, and neighborhood.”

The condominiums in the development’s two other buildings are expected to be available for occupancy beginning sometime around April, Jon Weiss, a partner with B2K, said previously.

The westernmost building, called Tower A, or 100 Boardwalk, will have around 100 condominiums, as will the middle building, Tower B, or 140 Boardwalk.

One or the other may have more or fewer than 100 units, but together they will total 200. The condos are expected to sell for between $960,000 and $4.5 million. The apartment building, also known as Tower C, is farthest east in the development.

The tenants of all three buildings will have access to a saltwater pool and tennis courts, and Tower C will also have a restaurant, an addition to the boardwalk-side businesses.

There will also be resort-style amenities including top-of-the-line indoor and outdoor fitness centers, a state-of-the-art yoga center, outdoor kitchens with grills and outdoor dining, fire pits, an outdoor movie theater, a hot tub overlooking the ocean, a pet-grooming spa, a coffee bar and outdoor gardens.

Construction began on a two-story garage in early 2022 that will have 1,100 parking spaces.
